Owning a Beach House Rental
Owning a beach house is a cost efficient way to save money on hotels and house rentals when on vacation. It also provides a place for family and friends to meet and stay together without additional costs. Owning a beach home and renting it out when not in use is a great way to turn your second home into an investment property. There are many things to consider when buying a beach house for rental purposes.
There are some financial risks involved in owning and renting a beach house. If the income that is generated from the beach home is needed to pay the mortgage or maintain the property then the financial risk is too great. It is difficult to determine just how much income will be generated and one should not expect a certain amount as there are several reasons why the amount may fall short including a bad economy, bad weather, or natural disaster. Other costs to consider are the cost of maintenance, insurance, rental service, and repairs to any damages that are incurred.
Maintaining a home that is not lived in also requires additional costs. It is difficult to maintain a home from afar and it may be necessary to hire a rental company to manage the property. They would be responsible for the rentals, cleaning, the maintenance, and informing the owner of any damages done to the property. To safeguard your investment, it is important to hire a reputable company, carry homeowners insurance appropriate for a rental home, and put furnishings in the home that are not treasured heirlooms.
In your rental home you should keep furniture that is nice and comfortable, but that does not cost a fortune. Remember these items will be used by strangers and they will not likely treat your belongings with as much care as you would. Expect to replace furnishings and dishes when damaged or broken. To create a successful rental home have plenty of beds for guests, have a reputable company managing your property, and create an inviting home that guests will want to return to year after year.
Oil At The Beach?
Delaware Beaches have long been a tranquil retreat for thousands of people each and every year. Some fear that the relaxing oasis at the Delaware shores may be in jeopardy when the federal plan for an energy expedition off the coast is set in motion. Residents voice concern over the federal move to begin exploring the Mid-Atlantic off-shore waters for oil and gas production. While claims are made that drilling will be kept 50 -100 miles off the coast, locals are concerned about the boat traffic that come with this venture and its impact on the visitors that seek the tranquility off the Delaware coast. The estimated fuel source is said to have an estimated 130 million barrels of oil, while American consumption is currently 20 million barrels daily. This push has started a vocalization for the need to create clean and green wind energy sources off the coast of Delaware shores instead which will in turn employ the residents of Delaware.
Bethany Beach Boardwalk
The boardwalk at Bethany Beach, Delaware is over 100 years old. The boardwalk was initially installed two years after the resort itself began. This small ‘quiet’ resort was started in 1901 by Disciples of Christ (Christian) church members who were seeking a quiet, scenic location for summer refreshment. They planned and built the first boardwalk in 1903. It must have been quite a strong or well-maintained structure, since it lasted for over half a century before it was rebuilt.
The current boardwalk was rebuilt in 1963 and 64 and is goes almost half of a mile in a straight line. Most of the boardwalk is about 15 feet wide, but the center section adjacent to Garfield Parkway is over 30 feet wide. Bethany Beach boardwalk starts at 2nd street at the North end and ends near to Parkwood Street in the South. Five other streets butt up to the boardwalk, including Garfield Parkway which has a circular drive at the end. Each street ending at the boardwalk has angle parking which allows numbers of visitors close access to the beach.
A number of hotels border the boardwalk. In 1984, Bethany Beach held its first Fourth of July parade and fireworks display. This year is the twenty fifth anniversary of that celebration. Bike riding is allowed on the Boardwalk, but only between the hours of six am and 9 am which allows for both exercise and pedestrian safety during business hours.
The Generations of Bethany Beach
A new generation heads to Bethany Beach. Just this March I gave birth to a baby boy. As I watch him grow and fill out, I can only dream of him enjoying all the fun I enjoyed down at the Delaware Shore. I can’t wait for him to have sand covered toes, enjoy Dumpster’s milkshakes, Thrasher Fries and sweets from Candy Kitchen, collecting quarters to head down to the arcade, walking the strip taking in all that changed from the year before. The beauty of the beach is that it’s always the same sand, ocean, treats and a refreshing breeze. It’s just a matter of months before we begin making those precious memories as a growing family. I’m sure my husband and I will recollect our youthful Bethany experiences as we stroll with our new little one through out first family vacation.
